Architect Gregory Edlund established private practice in South Florida in 1975, providing Architectural services to Broward and Palm Beach counties from our office in Deerfield Beach. In 1978 the firm expanded to open an office in Vero Beach, providing professional services to Indian River, St. Lucie, Brevard, and Martin counties. In 1978, Paul Dritenbas entered the firm to manage the Vero office, becoming a Principal Architect in the corporation in 1982. John Binkley III joined Edlund and Dritenbas in 1987 and became the third Principal Architect in 1990. All Principal Architects are longstanding members of the American Institute of Architects (A.I.A.).

Prior to that time he worked with his fathers construction firm for 14 years and also completed 4 years in the United States Air Force with an honorable discharge. Mr. Binkley has practiced Architecture in Florida since 1982. He grew up in Columbus, Indiana, a town famous for its Architecture, with over 50 civic buildings designed by world renowned Architects. Mr. Binkley has extensive experience in the design of educational facilities, having worked on over 100 school projects for various Florida Districts. His areas of expertise are schools, municipal buildings, banks, fire stations, medical facilities, the State Requirements for Educational Facilities, emerging technologies, Life Safety Codes, and The Americans with Disabilities Act.

Registered Architect, Alejandro Borrero, A.I.A., LEED A.P., is celebrating his one year anniversary with the firm of Edlund, Dritenbas, Binkley Architects. Alejandro works in the Deerfield Beach office and is a bilingual Architect with international experience Alejandro compliments the 35 year old firm with exceptional design and project management skills. As a project Architect he has recently completed the design for two 75,000 Sw. Ft. office buildings.
Design and construction projects involve several steps. Typically, projects go through the following seven phases. However, on some projects, several of these steps may be combined or there may be additional ones. Project delivery systems are complex and varied. The architect will advise the owner of the best system for their project.
·Phase 1: Programming / What to Build
The owner and architect discuss the requirements for the project (how many rooms, the function of the spaces, etc.), testing the fit between the owner’s needs, wants and budget.
·Phase 2: Schematic Design / Rough Sketches
The architect prepares a series of rough sketches, known as schematic design, which show the general site plan and arrangement of buildings and rooms. Some architects also prepare models to help visualize the project. The owner approves these sketches before proceeding to the next phase.
·Phase 3: Design Development/Refining Design
The architect prepares more detailed drawings to illustrate other aspects of the proposed design. Floor plans show all the rooms in correct size and shape. Outline specifications are prepared listing the major materials and room finishes. The budget is revised and compared to the established programming.
·Phase 4: Preparation of Construction Documents
Once the owner has approved the design and the opinion of probable cost prepared by the architect, the architect prepares detailed drawings and specifications, which the contractor will use to establish actual construction cost and build the project. The drawings, bid documents and specifications become part of the contract documents.
·Phase 5: Hiring the Contractor
The owner selects and hires the contractor. A negotiated agreement with one contractor or a competitive bid with 4 to 5 contractors is normal. The architect prepares bidding documents, specifications as well as invitations to bid and instructions to bidders.
·Phase 6: Construction Administration
While the contractor will physically build the building or the addition, the architect assists the owner in making sure that the project is built according to the plans and specifications. The architect will make site visits to observe construction, review and approve the contractor’s application for payment, review shop drawings and generally keep the owner informed of the project’s progress. The contractor is solely responsible for construction methods, techniques, schedules, procedures and job site safety.
·Phase 7: Post Occupancy Evaluation
Prior to the expiration of the contractor’s one year warranty, the architect tours the building and site with the owner to document any problems with labor or materials, that require repair by the contractor.Click Here to return to the FAQ page.

This project consisted of a single story masonry church sanctuary of approximately 13,800 sq. ft. It featured approximately 722 fixed seats in a radial orientation. The architectural elements and interior finishes were similar to the existing church building on the site. In addition, this project included a single story music building approximately 3,650 sq. ft. and a single story youth building approximately 4,900 sq. ft.
Syngenta Labs
This project included the renovation and expansion of an existing facility for Syngenta Corporation, a global crop protection and research facility. The Vero Beach Facility consists of six (6) laboratories, administration area, research offices, and pest control operations housed in approximately 18,000 sq. ft.

ST. LUCIE COUNTY FIRE DISTRICT
A 1.5-acre site for a one-story, 2 bay fire station of approximately 6,500 sq. ft. Interior included living quarters for the firemen/paramedics, which included a kitchen with dining area, restrooms with showers, fitness room, training room, and sleeping quarters. A separate space for a small branch office for law enforcement was to be included. A biohazard wash down area, heliport, and a truck refueling station were part of the sitework. Other requirements were to provide a secure drug and medicine storage, full generator-powered electrical system, and workshop for repairs and lawn equipment. The building was designed for sustained winds of 155-mph.
CIVIC CENTER ADDITION AND REMODELING
ST. LUCIE COUNTY
The project consisted of site development, a two-story masonry addition and interior build out; ground floor of 3,550 sq. ft., second floor of 3,741 sq. ft. Also included was a second floor addition and interior build out over an existing area totaling 2,200 sq. ft. An east to west covered walkway and improvements on the south and west building facades. An overall Life Safety Analysis was also required for the existing 48,000 sq. ft. complex.
